Gutters in Mason
Mason and Deerfield Township are mostly two-story homes on quarter-acre lots, built in waves from the early 1990s through the 2010s: the subdivisions off Mason-Montgomery Road, Heritage Club and Long Cove, the streets around Western Row and Kings Mills, and the newer builds toward Fields Ertel. Nearly all of them got the same gutter package from the builder — 5-inch .027 aluminum, 2x3 downspouts, spike-and-ferrule hangers, one downspout per run no matter how long the run was.
That package lasts about 20 to 25 years in a freeze-thaw climate, and Mason is past it. The spikes have backed out of the fascia on the north side, the back run overflows at the far corner in a July storm because 60 feet of roof drains to one small outlet, and the corners weep onto the patio. The trees the developers planted — red maples, pin oaks, honey locust — are now big enough to fill a gutter every October.
The Mason replacement
The most common gutter installation Mason Ohio homeowners call us for is a straightforward whole-house replacement: 220 to 260 feet of gutter on a two-story colonial, six or seven downspouts, fascia usually fine except under one or two corners. We take the old system down, replace the soft boards, and run new seamless 6-inch .032 aluminum on the big roof planes with 3x4 downspouts and a second outlet on any run over 35 feet. If the gutters are sound and it’s just the hangers, a re-hang on hidden screw hangers with the pitch reset is a $150–$300 per run repair, and it buys another ten years. Repair vs. replacement is the decision written out.

Drainage on a Mason lot
Mason lots are flatter than the city, but the soil is heavy clay and the basements are full-depth. A downspout dumping at the foundation on a clay lot keeps the wall wet and finds the crack in the poured concrete. Every job ends with the water carried at least 4 feet out, and on lots where the yard doesn’t slope away, a buried line to a pop-up emitter at $300–$700 per downspout. Sump pumps that run all spring are usually a downspout problem first, and downspouts and your foundation explains why.

Do you charge extra to come out to Mason?

Not yet, if they’re holding pitch and the hangers are tight. Have them re-hung on hidden screw hangers if they’ve started to sag, add a 3x4 downspout on the long back run, and they’ll go another decade. Replace when the corners start weeping at more than one spot or the metal is kinked.
